Initial situation and requirements

Founded in the early 1980’s, First Facility Ltd is an Austrian facility management company committed to sustainability which currently provides services all around Europe. In November 2011, First Facility Ltd required a series of energy audit services to monitor and certify the quality and energy efficiency of four office buildings. The audit was to be conducted on a total facilities area of 68,000 m².

Upon completion of the audit, TÜV Rheinland would deliver a certificate of energy performance according to European directives as well as to two Hungarian decrees on energy efficiency. Furthermore, our experts were asked to prepare proposals to help reduce energy consumption and improve efficiency.

Solutions, results

Consistent and efficient energy consumption can help a company control costs. To conduct the certification process, we carried out a series of energy audit services for four office buildings according to the guidelines of relevant European directives (2010/31/EU) and following two Hungarian decrees, which determine the actual limit values for energy consumption.

First, we calculated the energetic requirement value of all four buildings; that is, the annual energy consumption of energy-consuming systems. In this respect, all energy-consuming systems were examined: from heating, ventilation and air-conditioning to hot water supplies and lighting. Then, we determined the energetic qualification class according to the rate of the requirement value and calculated annual specific consumption of each facility.

Upon completion of the audits and calculations, a certificate of energy performance was delivered for each office building. We also prepared proposals tailored to help First Facility Ltd reduce energy consumption through improved energy efficiency and utilization of renewable power sources .
